By Holly Beech/MP Facebook Twitter Email Print Save BOISE — There were more new than existing houses for sale in Ada County last month, according to Boise Regional Realtors.In December, Ada County's housing market had 854 new houses and only 537 existing houses, a difference of 317, the association reports.Having more new than existing houses on the market happened in five months in 2017, but December's gap was the largest. It never happened in the 10 years leading up to December 2016, Boise Regional Realtors reports. Last month, Ada County's housing inventory hit another record low, with just 1,391 houses for sale — a 6.6 percent drop from the previous year.In December, Ada County’s median sales price for new homes saw a record high of $361,030, up 13.5 percent from December 2016.In comparison, the median sales price of existing homes in Ada County was at $254,250 in December 2017.“Winter is typically when we have the fewest number of existing homes for sale, as many homeowners wait to list until after the holidays,” stated Boise Regional Realtors President Gary Salisbury with Equity Northwest Real Estate. "But we’ll be watching to see if new construction inventory continues to outpace existing inventory into the new year.”There's about a four-month supply of new houses on the market in Ada County, which is in line with a healthy supply of four to six months.
